With our Flat Fee MLS Listing Service - FSBO package you can get the MLS exposure for your property for a flat fee. We will list your property in Massachusetts MLS and Realtor.com. Your property will also appear on many partner sites that list MLS listings. The buyers and agents will call you directly to set up showings using your contact information we provide in our website. You set up the showings and handle the real estate transaction. If an Agent procures a Buyer you offer them the Buyer Agent Compensation you aggreed to provide in MLS. If you procure the Buyer yourself, you don't have to pay any commission. Its the best of both worlds for a very low flat fee.

How To List?

To list your property:

  1. Purchase this package.
  2. Signup us a Seller at our website.
  3. Download and Fill in the NaShoba Properties Flat Fee MLS Listing AgreementAgency Disclosure Document  and Sellers Lead Paint Disclosure and fax it to us at 978 361 2013.  All forms are in PDF format. You need Adobe Reader to read them. If you do not have it already click here to download Free Adobe Reader.  If you need paper copy of the forms, so you can complete them and mail back to us, please call us at 978 361 2009 and we will mail you the forms you need.
  4. Once we receive your completed copy of all the forms, we will activate your seller account and send you an email authorizing you to create your listing.
  5. After your account is activated, if you are not already logged in, you can Login as a Seller and create the listing in our site. If you are already logged in, click on Listing Administration and choose Create New Listing to create the listing. The "MLS # " field and "Link to MLS Listing" field will be filled in by NaShoba Properties upon entering the listing in the MLS system.  Or If you prefer you can download the appropriate listing form from our Forms page and fax it to us at 978 361 2013.
  6. After creating the listing, send us an email. We will verify the listing information and activate your listing on our site. We will also upload that data in to the MLS system, so your MLS listing will also be posted.
  7. If you need a deferred showing, you need to fill in the Deferral Form and fax it to us at 978 361 2013 along with the listing agreement.
  8. Once your listing is posted, you can notify us about status change, open house listings and price change by downloading and completing the appropriate form from our Forms page and faxing it to us at 978 361 2013.
